Bruce Fogelson began his career in commercial brokerage in 1983 as an office leasing broker for tenants and has gone on to 35+ years of success in all aspects of real estate. Bruce has been the broker for over $100,000,000 in deal volume plus tens of millions for his own acquisitions and development together with leasing and sales. He leverages depth and breadth of experience to maximize real estate value and represent his office tenant clients.

chicagoofficebroker.com was created by Bruce at Chicago’s own Jameson Commercial real estate – JamesonCommercial.com.  Bruce and his fellow brokers at Jameson have been assisting business with their office leasing and commercial brokerage needs for decades.  Bruce’s goal is to find and negotiate (or renegotiate) the best lease solutions for tenants in the Chicago downtown and suburbs.  His decades of work in all aspects of real estate make for, not just a broker, but a better broker.

Bruce is an agile multidisciplinary broker, developer, and general contractor who drives operations with relentless attention to detail and zeroes in on opportunities. He focuses on office leasing tenant representation as well as site acquisition with value-added experience in development, zoning, building design, construction, marketing and customer service.  These diverse skills translate to insight for space costs, improvements and buildout costs for tenants.

As an award winning developer, Bruce was engaged in land development, site selection, entitlements, planning, design, construction, marketing, sales, and customer support for new construction, rehab residential, commercial, and mix-use property and land.  Bruce has won multiple awards, including the Chicago Association of Realtors “Good Neighbor Award” 14 times for Best New Single Family (5 times), Best New Condo Development (4 times), Best Mix-Use (3 times), Best New Multi-Unit Rental – Low Income, and Best Single Family Home Rehab Developments. He has also won awards for marketing twice.

He has specified, solicited, and examined leases, proposals, bids, and negotiated terms with buildings and contractors in every kind of trade (e.g., demolition, remediation, masonry, drywall, electrical, carpentry, HVAC, plumbing, roofing, concrete, low-voltage, cabinetry, flooring, and everything in between) plus marketing and advertising. He has negotiated the fine points of every kind of contract from land and leasing to warrantee and sales.  Negotiating hundreds of different kinds of contracts, particularly lease contacts, gives him an eye for important details.  He has supervised on-site construction, adjusting to site conditions and reconciling architectural plans and tradespeople. In the process, he has launched 10+ companies and LLCs for numerous projects and businesses, complete with legal, accounting, employment, office space, and tax.  As an owner, Bruce has selected, hired, and supervised real estate brokers.  Bruce’s experience with creating and building companies provides valuable experience for the firms that he can represent.

Bruce is the inventor of 4 issued U.S. Patents for “Builder On-Line Assistant” for choosing building customer’s selections of standards and extras online.

Bruce is engaged in numerous charities.  As part of The Fogelson Family Foundation, he has allocated funds to worthy causes in higher-education, local CPS students and adults with special needs.  Bruce was a substantial contributor of land and funding for The 606, spanning City neighborhoods.  Bruce has also supported theater and mental health programs.

Bruce received his degree in Real Estate and Finance from the University of Denver, Denver, CO and his first real estate license in Colorado and then Illinois dating back to 1983.
